What leasing options are available?
We offer 3, 6, 7, 9 and 12 month leases.
What are the qualifications - income, credit history checks, criminal history, rental history, etc.
Applicants must provide proof of identity and income and are subject to criminal background and credit screening.
Can I apply online?
Yes! Right on our website.
What happens if I need to move out before my lease expires?
If you need to move out before your lease ends, we offer lease cancellation and additional fees will apply.
What fees/deposits are due upon applying? Moving in?
Our application fee is $75 per applicant over 18 years of age. Upon application approval, an administrative fee of $100 and security deposit is due within 72 hours. Your security deposit is dependant on credit screening and starts at $300. At move in, prorated rent will be due along with any applicable pet fees.
Do I have to pay first & last month's rent?
No, rent is prorated at move in.
When is rent due and how can I make my rent payment?
Rent is due on the first of each month, with a grace period through the 5th with no late fees. Rent can be paid with a direct debit from your bank account, debit or credit card via your online Resident Portal, or with check or money order at our office.
Is there a late fee for overdue payments? Is there a grace period?
Yes. If rent is not paid in full by the 5th, a late fee of $10% of the rent applies.
Is renter's insurance required?
Our community requires residents to carry Liability Insurance of $100,000 through the duration of their residency. In addition, residents are strongly encouraged to obtain Personal Property Insurance through the duration of their residency since they are not covered by the community’s insurance policy.
What utilities are NOT included in the rent?
Electricity, Internet, Telephone, Cable, Water and Sewer
What costs are not included in the rent?
Water usage, valet trash, ledger admin fee
What is the average cost for utilities each month?
Utility costs vary based on usage.
Are corporate rentals available?
No.
What are the hours for the fitness center?
24-hours
What are the hours of your Leasing Center?
Monday - Friday 8:00 am - 5:00 pm, Saturday & Sunday: Closed
What are the hours of the Pool?
Open Seasonally from 9:00 am until dusk.
Do apartments have dishwashers?
Yes, each home will have a dishwasher.
Does the apartment come with a microwave?
No.
Are stoves gas or electric?
Our stoves are electric.
Do kitchen sinks have a garbage disposal?
Yes, kitchen sinks have garbage disposals.
Is there a bathtub or just a shower? Are they together or separate?
Each apartment home includes at least one combination bathtub and shower.
What property amenities are included?
Our community offers a variety of amenities including two swimming pools, a fitness center, dog park, two basketball courts, a playground, clubhouse, and 2 picnic areas.
How do I reserve community amenities?
Yes. Please contact the office to reserve our clubhouse for your next event.
Does this community have a pest control service?
Yes, pest control services are provided to all residents.
Are BBQ grills available year round? What kind of grills do you have?
Yes, we have charcoal grills located near each pool.
Are concierge services available?
No, we do not offer concierge services.
Are there restrictions for what can be put on balconies or patios?
Yes, there are restrictions on what can be placed on patios and balconies.
I have a noise complaint. Who do I contact?

What is the smoking policy?
All interior areas including inside apartments and all amenity areas are 100% Smoke Free. Smoking is only permitted at least 25 feet away from buildings in designated smoking areas.

Do you allow pets? What is the pet policy?
We warmly welcome cats and dogs! There is a limit of 2 pets per apartment. We do not have any weight restrictions, but do have breed restrictions for dogs. Please inquire with the leasing team for more details.
What is the parking situation?
We have reserved parking for residents and open parking for guests.
What is the policy for snow removal?

What is the procedure for moving out?
We require a 45 day notice of your intent to move out of your apartment. Once you give us that notice, we will explain all of the move out proceedures to ensure a smooth transition.
